What does Document Q mean to you?

Building regulations in general, are changing to simplify the many codes, standards and regulations we work with on a daily basis. Document Q came into force from 1st October 2015 and specifically relates to doors and windows.

“All doors and windows must resist physical attack by a casual or opportunist burglar through being sufficiently robust and fitted with appropriate hardware.”

How will it affect me and how I work with my customers?

The standard applies to new build only, so replacement windows do not have to comply. When quoting for work extensions and any change of use buildings are classed as new build, so always bear this in mind.

Doors

The new document is now addressing the need for heightened security from larger and low threshold doors such as Bifold, French Doors and Patio Doors. But all doors must meet the necessary standards. By specifying Secured by Design on your Glazerite orders for these, you will comply to Document Q.

Glazing:

The ‘main’ door (usually the front one) should have a viewer, unless it has a clear glass panel, or there is a window by the door.

Hardware:

It must also have a door chain or limiter (read the standard for exceptions to this though where carers need access to the property). Letter boxes must be 260mm x 40mm or smaller and be located/designed to prevent thieves attempting to remove keys with a hand or a stick. All main doors should be fitted with a multipoint locking system, if not practical a mortice lock should be used. Hinges accessible from outside should also incorporate hinge bolts.

Installation:

Frames must be mechanically fixed to the structure of the building, with some buildings with thinner walls, this may mean you have to reinforce them. Doorsets must be manufactured to a design that meets PAS 24 - again ordering Secured by Design covers this requirement.

Windows

Requirements for windows are simpler than doors. As standard they must be shown to meet the security requirements of PAS 24, including laminated glass. This relates specifically to windows on the ground floor and any that are easily accessible- so if you have a job with a higher level window and a roof in front of it, it must meet the specification. As with the doors all windows ordered from Glazerite specifying Secured by Design will meet the requirements.

What do I need to do to prove that I comply?

Building Control Officers will require evidence that doorsets and windows meet the requirements. Fabricators or suppliers might be asked to supply test reports, design manuals and other supporting evidence for each project and specific product. Any Secured by Design products you order from Glazerite will come with a Declaration of Conformity - which covers this. To ensure compliance with your other suppliers just check that the product is manufactured to the relevant standard PAS 24 or Secured by Design, as these are accredited to products and not to companies covering whole product ranges. You can be confident that when specifying Secured by Design with your Glazerite orders you will comply to the new standard.
